Here are the most important things you need to know now that you are renting a property with us.
A welcome letter will be dispatched to you within 30 days of commencing your tenancy. This letter will include:
Utilities and Council Tax As per the terms of your tenancy agreement, tenants are responsible for all utility bills, including electricity, gas, water, council tax, and TV license.
Tenants are required to notify their respective providers and local council of their move-in date to facilitate timely billing and avoid any penalties for late payments.

Gas Safety Inspection It is a legal requirement to conduct an annual Gas Safety Inspection for properties equipped with gas appliances. This inspection will be performed by one of our certified Gas Safe Engineers, and you will receive prior notification to arrange access.
Periodic Inspection As part of our standard protocol, routine internal inspections of all rented properties are conducted to assess their condition. These inspections typically last approximately 30 minutes.
You will receive an appointment notification via email or letter, providing a minimum of one week’s notice for scheduling.
To conclude your tenancy agreement with us, it is necessary to provide notice in accordance with the terms outlined in your contract, specifying the precise move-out date. This notice should be forwarded to mail@aviewhomes.co.uk.
Upon submission of your notice, please anticipate receiving written confirmation from our end.
We will require access to your residence to conduct a thorough condition assessment and capture images for promotional purposes.
The promotion of your property will commence promptly, necessitating access for conducting viewings.
A final inspection, including meter readings and key collection, will be conducted on the last day of your tenancy. An office representative will meet you at the property to oversee this process.
Your deposit will be refunded within 10 working days following your departure date. Please be advised that the deposit refund is contingent upon the findings of the check-out report.
Relevant Letting Fees and Tenant Protection Information
In addition to rental payments, you may be required to make the following permitted payments:
Holding Deposit: Equivalent to 1 week’s rent
This deposit will be retained if any relevant party (including guarantors) withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign and enter into the contract within 15 calendar days (or other agreed deadline).
Security Deposit:
Late Payment of Rent:
Interest payment for late rent at a rate of 3% over the Bank of England Base Rate, if rent remains unpaid for 14 days.
Variation of Contract (Per Variation): £50 (or reasonable costs if higher) to vary the terms of the tenancy.
Early Termination: Payment of any outstanding rent and other reasonable costs associated with early termination.
Loss of Keys or Security Devices:
Tenants are responsible for the cost of replacement keys/locks. If lock replacement is necessary, tenants will be charged the full cost of the locksmith, lock, and keys (for tenant, landlord, and any other relevant party). Time spent will be charged at £15 per hour (inclusive of VAT).
Other Permitted Payments:
Any other permitted payments under relevant legislation, including contractual damages.
All fees mentioned are inclusive of VAT.
Tenant Protection:
Aview Homes is a member of Client Money Protect, a client money protection scheme, and also a member of the Property Redress Scheme, a redress scheme.
